Tiles vs Vinyl Flooring: Which Is Better for Kitchens, Bathrooms & Living Areas?

Tile or Vinyl. It is one of the most common questions homeowners ask and honestly the answer is not that complicated once you know what each material actually does in a real house.

Both have a place. But they are not equal in every room and pretending otherwise does not help anyone make a good decision.

What Are Tile Floors?

Tiles are hard rigid floor coverings made from fired clay or stone. Two types come up most in Australian homes.

Ceramic tiles are made from natural clay fired at lower temperatures. More porous and generally more affordable.

Porcelain tiles are fired at higher temperatures. Denser, harder and non-porous all the way through. That last point matters in wet areas because moisture cannot get into the tile body itself. When installed with a proper waterproofing membrane and sealed grout, a porcelain floor is genuinely waterproof.

For most wet areas in Australian homes porcelain is the right choice. That has been true for a long time and it has not changed.

What Is Vinyl Flooring?

Vinyl flooring is a synthetic floor covering made from PVC. It comes in three forms most people will come across: sheet vinyl which is the old roll-out style, Luxury Vinyl Plank (LVP) which mimics timber and Luxury Vinyl Tile (LVT) which replicates natural stone or ceramic.

Just so, improvements in imaging, surface-layer technology and core materials have made possible floor coverings that are not just economical, but highly resilient, yet incredibly life-like. Back in the early nineties, vinyl floors seemed cheap because they really were. Today’s vinyl floors are a new generation of products, deserving to be considered seriously.

One thing that catches a lot of people out. Water-resistant and waterproof are not the same thing. Most LVP and LVT are water-resistant which is fine for everyday spills. Fully waterproof vinyl has a sealed rigid core. In a bathroom that difference matters a lot more than the product label makes it sound.

If you are starting to look at tile options alongside vinyl Royal Tiles carries a full range of porcelain and ceramic tiles across every price point.

Tiles vs Vinyl Flooring: Key Differences

Durability and Lifespan

Porcelain tiles last 30 to 50 years. Quality LVP lasts 10 to 20 years. Some flooring reviewers mentioned that a thicker wear layer of 12 mil or higher will perform best in high-traffic areas. Below that the surface shows wear faster than most people expect.

Tiles last longer. That is just the reality.

Water Resistance

Vinyl handles surface spills fine. The problem is the edges and seams. Water gets in there repeatedly and eventually the adhesive gives up and edges start to lift. Porcelain does not have that problem because there is nothing to lift and nowhere for water to go.

Scratch and Dent Resistance

Vinyl is softer so furniture and pets will mark it over time. Tiles will not dent but they can chip if something heavy and sharp hits them at the wrong angle.

Heat Resistance

Vinyl moves. In a kitchen or a sunny room, you will see it over time. Tiles handle heat without any drama at all.

Maintenance

Both are easy enough to look after day to day. Vinyl floors should never be steam cleaned as the pressure can drive moisture through the seams to the subfloor. Tile grout needs sealing and occasional scrubbing which takes more effort but is not a big deal if you stay on top of it.

Repairability

You can replace individual planks or tiles if something gets damaged. The headache with both is matching the colour years later. It is harder than people expect, so keep some offcuts if you can.

Structural Stability

Tiles stay put. Vinyl expands and contracts. In rooms with strong direct sunlight you will notice it over time and some products fade too.

Tiles vs Vinyl Flooring for Kitchens

If this is for a kitchen I would lean toward tiles. Not because vinyl cannot work but because kitchens are harder on floors than people realise.

Heavy appliances sit on vinyl and dent it over time. Heat from ovens and dishwashers affects vinyl in ways it does not affect porcelain. And if a dishwasher has a slow leak for a month and nobody notices, vinyl usually loses that fight.

Royal Tiles has been supplying tiles in Sydney for more than three decades and so far, we have witnessed many different flooring trends come and go.

Every other week, customers visiting our showroom in Auburn or Lidcombe tell us that they fitted their kitchen with vinyl flooring five or six years back and although they loved the results initially, the material has become dented, lifting around the edges and wearing out in the highly used areas near the stove and sink.

Of course, there is high-quality vinyl available in the market that is water-resistant and withstands spillage. However, no matter how good vinyl is, it simply cannot compare with porcelain tiles when it comes to kitchen flooring. That’s why many homeowners eventually make the switch. Tiles vs Flooring for Bathrooms

Bathrooms stay wet. Steam, water on the floor, damp towels sitting around. Porcelain handles that without drama.

Standard vinyl can cope for a while but if water keeps getting into the joins over months and years, problems start. Adhesive fails. Edges lift. And by the time you notice it the damage is usually already done underneath.

If this is for a bathroom I would not use standard vinyl. It is just not worth the risk long-term. Use waterproof vinyl at the absolute minimum and honestly, porcelain is still the better call.

Slip resistance matters in bathrooms too. Textured porcelain tiles with P3 and P4 wet area safety ratings meet Australian Standards. We stock bathroom floor tiles with textured finishes designed specifically for wet areas.

Tiles vs Vinyl Flooring Cost Comparison

Vinyl materials sit between $20 and $60 per sqm. Porcelain and ceramic tiles run from $20 to over $120 per sqm and installation adds significant labour on top.

Material costs for luxury vinyl plank are comparable to ceramic and porcelain tile but with tile, you need to factor in additional materials like thin-set and grout plus tile-specific tools.

Vinyl is cheaper upfront. No question. But if you stay in the house ten to fifteen years, tiles usually win on total cost because you are not replacing the floor again halfway through.

Which Lasts Longer: Tiles orVinyl Flooring?

Tiles. Not close.

Quality LVP can last around 20 years if it is a good product, properly installed and maintained with care. Porcelain lasts 30 to 50 years with basic upkeep. In a home you plan to stay in that is a meaningful difference. You only want to pay for a floor once.

Pros and Cons of Tile Flooring

Porcelain lasts 30 to 50 years. It is waterproof, heat-resistant and adds real value to a home. Buyers and agents consistently see tiled kitchens and bathrooms as a quality finish and it shows at resale.

The cost is higher upfront and professional installation is recommended. It feels harder and colder underfoot than vinyl though underfloor heating sorts that out if it matters to you. Grout needs periodic sealing but it is not a big maintenance burden.

Royal Tiles supplies tiles only. Installation is organised through your chosen tiler.

Pros and Cons of Vinyl Flooring

The cost is the main reason people choose vinyl and that is a legitimate reason. Materials between $20 and $60 per sqm and most LVP uses a click-lock tongue-and-groove system making it far more DIY friendly than tile. A small room can be done in a few hours.

It is also softer underfoot which is genuinely more comfortable if you spend long periods standing in a room.

The downsides are real though. It dents. It does not love heat. It struggles over time in wet areas. It is made from PVC which is not easy to recycle. And it does not add the same long-term value to a property that tiles do.

When to Choose Vinyl Flooring

Rental properties. Short-term renovations. Bedrooms. Low-moisture living areas where someone wants a quick DIY-friendly install without spending a lot. Vinyl is a practical and smart choice in those situations.

When Tiles Are the Better Long-Term Investment

Kitchens, bathrooms, laundries and high-traffic areas. If you are staying in the home long term and you want a floor you install once and forget about for decades, tiles make more sense.

Tiles or Vinyl: Don’t Waste Budget on the Wrong Flooring

Vinyl looks cheaper upfront. Tiles cost more to install. But which one saves you the budget over 10 years? Which handles Sydney heat, moisture and daily wear without looking trashed in three years?

Here is what most people miss: vinyl fails in specific areas where tiles thrive and tiles are overkill in spaces where vinyl actually makes sense.

Frequently Asked Questions

Is vinyl flooring waterproof?

Most standard LVP and LVT are water-resistant which is fine for spills. But water-resistant is not waterproof. In a bathroom that difference matters. Always check whether the product is fully waterproof before buying it for a wet area.

Does vinyl scratch easily?

It can. Vinyl is softer than tile and pet claws and chair legs will mark it over time. Felt pads under furniture help more than people expect.

Are tiles colder than vinyl?

Yes, tiles feel colder underfoot especially in winter. In summer, that is actually a welcome thing. Underfloor heating beneath tiles fixes the winter problem really well.

Can vinyl be used in bathrooms?

Fully waterproof vinyl with a sealed rigid core can work. But porcelain tiles are still the better choice for Australian wet areas. Check the wet area rating before committing to any vinyl in a bathroom.

Do tiles increase property value?

Yes. Tiled kitchens and bathrooms are consistently seen as a quality finish. It is one of the few flooring choices that actually holds its value over the long term.
